How RealtorZip sources, verifies, measures, and discloses
This page describes the operating method behind the public market, profile, authority, visibility, and referral records. It separates measured inputs, commercial policy, reviewed facts, observations, and limitations so users do not have to infer what a label means.
ZIP geography
ZIP, city, state, county, coordinates, population, and metro references are derived from Ready APIs curated-us-zips, a CC BY 4.0 dataset derived from Census, USPS, and attributed upstream sources. ZIP Code Tabulation Areas and postal ZIPs are related but not identical; pages describe the source rather than implying perfect geographic boundaries.
Home-value input
RealtorZip retrieves the U.S. Census American Community Survey 2024 five-year estimate B25077 for median owner-occupied home value by ZIP Code Tabulation Area when available. Public data has a publication lag and is used as a marketplace pricing input—not an appraisal, forecast, or measure of agent quality.
Commercial pricing
Each ZIP is assigned to a $50, $75, or $100 monthly position band using published commercial policy applied to the available median-home-value input. Every ZIP supports ten numbered positions. Inventory, temporary holds, activation, cancellation, and concurrent checkout are enforced by the transaction and database layers.
Professional verification
An agent submits identity, brokerage, license, service-area, language, specialty, and profile information. Public verified status requires operator review. The authority record distinguishes declared information from claims that completed evidence review and retains timestamps and evidence digests.
Current availability
Availability is a time-bounded statement with a source, status, capacity, and expiration. An expired record is not presented as current merely because an older page remains online.
AI visibility sampling
When enabled, RealtorZip submits a controlled set of public search questions through an approved API, stores the exact question, returned answer, citations, competing names, surface, model, and timestamp, and reports whether the target identity appeared. A sample is an observation—not a permanent or universal rank.
Referral matching
Consumer requests can be matched using consented contact information, ZIP, buyer or seller intent, specialty, timing, language, verified profile status, active position status, and availability. Payment creates eligibility inside RealtorZip; it does not establish objective superiority or guarantee a match, representation agreement, transaction, or outcome.
What RealtorZip does not claim
RealtorZip does not own ZIP codes, control MLS systems, certify that a paid participant is the best agent, guarantee a lead or closing, or guarantee placement in ChatGPT, Google, Bing, Perplexity, Gemini, or another independent answer system. Corrections can be requested through the contact page.
